Liberals’ Land Development Policies Contribute to Housing Affordability Crisis

WHITEHORSE – Ted Laking, Yukon Party candidate for Porter Creek Centre, is expressing concerns about the territorial Liberals’ land development strategies, noting that certain policies are directly contributing to the territory’s housing affordability challenges. Laking pointed to recent price increases and timing issues in land releases as factors that are significantly exacerbating shortages and elevating costs for homebuyers.

According to Laking, the blind-bid tender system for townhome and multi-residential lots has led to higher land prices due to competitive auctions for land. This results in additional costs to buyers.

“Land represents a significant portion of home construction expenses, and these increases to prices, which are directly as a result of government policy, end up directly affecting final housing prices significantly,” Laking stated.

Laking also noted the early September release of land lottery and tender packages at the tail end of the Yukon’s short building season. This means that bid closures and reviews may extend into the fall, when the weather potentially pushes new construction until the following year and new housing supply until late 2026. Further, the 2025 packages show a rise in minimum bid prices for townhome and single-detached lots.

Laking emphasized the need for reforms to improve affordability through fairer pricing models and better-aligned release schedules to help address these issues.

“What stands out to me is that this year Yukoners will be paying significantly more for less as a result of the Liberals’ lack of appreciation for the seriousness of the housing shortage,” added Laking. “The government is pricing the territory’s young people out of ever owning a home, and I worry that they will eventually leave the Yukon because they cannot afford to live here. Currie Dixon and the Yukon Party team are preparing to roll out a bold vision and commitments that will once again make this territory an affordable place to live.”
